What affects the estimate
Five factors reviewed during a site visit
Property access influences equipment and material handling costs, particularly on lots with narrow side yards. Existing grading and drainage conditions determine how much site preparation is needed before planting or paving begins. Material selection for patios, walls and edging carries a wide cost range depending on the stone or paver chosen. Plant size and quantity affect both the installation budget and how quickly the space fills in. Irrigation and lighting scope, if included, adds a separate line item tied to the number of zones or fixtures specified.
Payment structure
How estimates and invoicing work
Written estimate
After the site visit, a written estimate is prepared outlining scope, materials and a price range for the proposed work.
Deposit at scheduling
A deposit secures a construction slot on the project calendar once the estimate is approved by the homeowner.
Progress invoicing
Larger renovations are invoiced in phases tied to completed stages of work rather than as a single final payment.
Final walkthrough
The remaining balance is settled after a final walkthrough confirms the installed work matches the approved plan.
